WHAT IT IS

What Is a Mold Inspection?

A mold inspection is a professional assessment of your property to find where mold is, what type it is, and what is feeding it. A TDLR-licensed mold assessor walks the home, checks for visible growth and water damage, and uses calibrated meters and thermal imaging to find moisture hidden behind walls, under floors, and in HVAC systems.

People often use “inspection” and “testing” to mean the same thing, but they are two parts of one process. The inspection is the physical walkthrough and moisture investigation; testing is the air and surface sampling sent to an AIHA-accredited independent lab to confirm the mold type and spore levels. We include both, with lab-verified results in 24 hours.

What a mold inspection covers:

  • Where mold is present, visible and hidden
  • What type of mold and the spore levels
  • The moisture source has been addressed (no recurrence risk)
  • The work meets the protocol that was originally written
  • Documentation is ready for insurance, real estate, or legal use
WHEN TO INSPECT

When You Need a Mold Inspection

Houston’s humidity, storms, and clay soils make mold a year-round risk. Schedule a mold inspection in any of these situations, where independent documentation matters most, lender, or legal requirements.

After Water Damage

A roof leak, pipe burst, AC condensation, or flooding can feed mold within a day or two, often inside walls where you cannot see it.

Buying or Selling a Home

Buying or selling a home is the most common reason for an inspection. A pre-purchase mold inspection gives buyers lab-backed documentation and sellers a clean baseline before closing.

A Musty Odor or Symptoms

A musty smell that returns after rain, or allergy and respiratory symptoms that improve when you leave, often point to hidden mold worth investigating.

Visible Staining or Growth

Dark staining or spotting on walls, ceilings, or windows should be identified and documented before any cleanup begins.

THE DIFFERENTIATOR

Why Your Inspector Should Be Independent

Most mold companies also sell remediation, which means the company telling you how much mold you have is the same company that profits from removing it. Texas law separates the two roles for exactly that reason: an inspector who also profits from cleanup has an incentive to over-diagnose. We only assess, so our report reflects only what it actually is or not. Independent testing protects you.

§

Texas Law Requires Separation

Under the Texas Mold Assessment and Remediation Rules, a mold remediator cannot also perform the assessment on the same property. The roles are intentionally divided to prevent conflicts of interest.

Your Insurance Demands It

Insurance carriers, lenders, and buyers give independent, lab-certified assessments far more weight. A report from a company that also profits from cleanup carries an obvious conflict.

$

We Have No Financial Stake in the Outcome

Mold Testing Houston (TDLR ACO1245) is legally prohibited from performing remediation. We do not sell cleanup. So when our report says what is there, you can trust it is not a setup for another bill.

Documentation That Holds Up

Our reports are formatted for insurance adjusters, real estate transactions, and legal disputes under Texas Property Code. Lab-certified, TDLR-stamped, defensible.

TEXAS LAW

The TDLR Separation Rule, Explained

Texas regulates mold work under the Texas Mold Assessment and Remediation Rules, administered by the Texas Department of Licensing and Regulation (TDLR). The rule that matters most:

A licensed mold remediation contractor cannot also serve as the licensed mold assessor on the same project. The state separates these roles to prevent the conflict of interest where the company being paid to clean up mold also gets to decide whether the cleanup worked.

Bottom line: If a company offers to both inspect and remediate your mold, that is against Texas law. Insurance companies, attorneys, and real estate professionals all know this. The test only counts when an independent licensed assessor performs it.
