TDLR-Licensed · ACO1245 · Serving The Woodlands, TX
Independent mold inspection in The Woodlands from a TDLR-licensed assessor. A $550 flat fee, lab results in one business day, and no remediation to sell, so your report tells you the truth about your home.
Mold Risk in The Woodlands
A mold inspection in The Woodlands isn’t a big-city precaution. Four conditions specific to this community change how moisture behaves inside these homes, and none of them announce themselves.
George Mitchell founded The Woodlands in 1974 on preserving the forest, and roughly 18,500 acres of canopy still stand across the 28,500-acre community. That shade never lifts. North-facing walls, roof planes, and siding dry slower here than almost anywhere in Greater Houston, and slow drying is how a surface problem becomes a structural one.
The original villages are past fifty years old: first-generation supply lines, attic ductwork sweating in summer heat, and mature root intrusion at the sewer lateral. A Grogan’s Mill home and a Creekside Park home need very different inspections.
The Woodlands took nearly 30 inches of rain during Harvey, and only about 141 homes reported flood damage. Owners here read that as being in the clear. Mold from sustained rain does not leave a waterline. It turns up in wall cavities and attics a year later.
140 parks, 209 miles of connected trails, and the adjoining 1,722-acre Jones State Forest mean a large share of homes back straight onto preserve. Those lots get the least sun and the most leaf litter packed against the foundation and in the roof valleys.
How It Works
Every inspection follows the same four steps, whether it’s a pre-purchase check in Alden Bridge or a post-leak inspection in Grogan’s Mill.
Identify Visible Mold & Its Source
A thorough walk-through of the property: walls, ceilings, floors, HVAC, attic, crawlspace, and under cabinets, looking for visible mold, water damage, and the conditions that cause them.
Detect Hidden Moisture Issues
We measure relative humidity, surface moisture, and dew point throughout the property using calibrated moisture meters and humidity sensors. Elevated readings in walls, subfloors, or behind cabinets point to active or recent moisture intrusion, which is where mold typically grows out of sight.
Swab or air sampling
Swab samples from suspected surfaces and air samples for airborne spores, collected only where they’re actually warranted. All samples go to EMSL Analytical, an AIHA-LAP accredited lab. See our complete air quality testing process for details.
Results in one business day
A clear written report within one business day of sampling: lab results, mold levels, photo documentation, and professional recommendations, whether remediation is needed or not.
Before You Book
The practical answers Woodlands homeowners and agents ask before scheduling.
A typical Woodlands home takes 60 to 90 minutes on-site. Larger properties or homes with significant water damage history can take longer. Same-day appointments are routinely available across every village.
Findings, photo documentation, moisture readings, lab results, and clear recommendations, delivered within one business day of sampling and formatted for real estate negotiations, insurance claims, or remediation planning.
Once contamination passes 25 contiguous square feet, Texas requires the licensed assessor and the licensed remediator to be separate parties. We're assessment-only by design, so your report carries no sales agenda.
No credit card required to book. Payment is collected after the inspection is completed and before delivery of the final report. Friday inspection means Monday results.
When to Book
You don’t need visible mold to need an inspection. These are the six situations that fill our Woodlands calendar.
Why The Woodlands Chooses Us
One flat fee for a standard inspection, published right here. No quote games, no per-sample surprises, no "free inspection" that turns into a remediation pitch.
Your inspection is performed under licensed Mold Assessment Consultant Ran Bozaglo (MAC1839), operating under Company License ACO1245 with 9 years of independent assessment across greater Houston. Verify both with the TDLR before you book. We encourage it.
Samples go to EMSL Analytical, AIHA-LAP accredited, not read on a tailgate by someone with cleanup to sell. Species, spore counts, and toxicity come from the lab, not from us.
We never bid on remediation. A clean result is just as good for us as a failing one, which is exactly why our reports are trusted by agents, insurers, and attorneys.

Buying or Selling in The Woodlands?
Keep mold from stalling your Woodlands closing.
A Texas option period moves fast, and a vague “moisture concern” on a general inspection report can stall a deal. Our Woodlands mold inspection returns accredited EMSL lab results within one business day of sampling, so buyers negotiate with facts, sellers clear doubts before listing, and agents keep the timeline intact. The report is formatted for negotiations and insurance, and because we’re assessment-only, neither side can accuse it of padding a repair bill.
Our Pricing
Schedule with no credit card required. Payment is collected after the inspection is completed and prior to delivery of the final report.

The Independence Rule
Texas requires the licensed mold assessor and the licensed remediator to be different parties. We chose the assessment side on purpose. Here’s how it plays out, start to finish.
Texas Occupations Code Chapter 1958 bars the same licensed party from both diagnosing and remediating mold on the same project once contamination passes 25 contiguous square feet. The rule is enforced by the Texas Department of Licensing and Regulation, and it exists because an inspector who profits from finding mold has every incentive to find more of it.
You get a written report with photos, lab results, moisture readings, and a clear scope of work. Take it to any licensed Texas remediation contractor for competitive bids. No markup, no kickback, no preferred-vendor arrangement on our end.
Verify their TDLR Mold Remediation Contractor license, ask for insurance that specifically covers mold work, and get three written bids against the same scope (yours). If a contractor offers a "free inspection," they legally can't remediate what they find. Walk away. Our guide on how to vet a mold professional covers the same checks in detail.
After remediation, we return for independent clearance testing in your Woodlands home: re-inspection and re-sampling that proves the work actually met the protocol, accepted by insurers and real estate professionals.
Frequently Asked
Quick answers to the most common questions from Woodlands homeowners and agents.
A TDLR-licensed mold assessor, not a remediation company. In Texas these are two separate licenses, and the company that writes your protocol legally cannot be the company that performs the cleanup. Your inspection is performed by Ran Bozaglo, Texas Mold Assessment Consultant MAC1839, under company license ACO1245. Both are verifiable through the TDLR before you book.
$550 flat for a standard inspection up to 2,500 square feet, covering the visual inspection, moisture and humidity readings, photo documentation, up to two lab samples, and a written report within one business day. Larger properties are quoted by phone. Additional samples are $85 each and are never collected without your approval first. See the full mold testing cost breakdown for what drives pricing.
Four steps. A full visual inspection of walls, ceilings, floors, HVAC, attic, and crawl space. Humidity, surface moisture, and dew point readings throughout the property. Swab samples from suspect surfaces and air samples for airborne spores, sent to EMSL Analytical, an AIHA-LAP accredited lab. Then a written report within one business day of sampling, covering lab results, mold levels, moisture findings, and photo documentation.
If the general inspection flags any moisture concern, yes, and quickly. A Texas option period is short, and “possible moisture” on an inspection report is not something you can negotiate against. A lab-backed result is. Written results land within one business day of testing, which usually leaves room to act inside the option window.
Yes, and it is the most Woodlands-specific factor we see. Roughly 18,500 acres of canopy still stand across the community, and that shade does not lift. North-facing walls, roof planes, and siding stay damp longer after rain than they would on an open lot elsewhere in Greater Houston. Slow drying is how surface moisture becomes a structural problem.
Yes, and this is the most common misconception we hear here. The Woodlands took nearly 30 inches of rain during Harvey while only about 141 homes reported flood damage, and owners read that as being in the clear. Mold from sustained rain does not leave a waterline. It comes from roof and window intrusion, saturated wall cavities, and attic humidity, and it often does not surface for a year or more.
Yes, every village: Grogan’s Mill, Panther Creek, Cochran’s Crossing, Indian Springs, Alden Bridge, Sterling Ridge, College Park, Creekside Park, and Town Center, plus Shenandoah, Oak Ridge North, and Magnolia. Same $550 flat fee and same one business day turnaround across all of them.
No, and by law we cannot. Texas Occupations Code Chapter 1958 and TDLR Chapter 295 bar a licensed mold assessor from performing remediation on a project they scoped. Once contiguous mold exceeds 25 square feet, licensed remediation and an independent written protocol are both required. We write the protocol, you hire the contractor, and we return afterward for independent clearance testing.
