Mold Risk in Memorial

Why Memorial Homes Are High-Risk for Hidden Mold

Memorial’s mold story runs on a different clock than the rest of Houston’s, and most homeowners here have the timeline wrong. The water did not arrive during the storm. It arrived after it.

Friday, August 25, 2017

Harvey makes landfall

The storm comes ashore near Rockport and weakens as it moves inland toward Houston. Across Memorial, most homes see rain and nothing more.

Sunday, August 27

The reservoirs fill

Roughly 50 inches of rain push the Addicks and Barker flood-control reservoirs toward capacity. The Army Corps warns that a release into Buffalo Bayou is coming.

Monday, August 28

The water reaches Memorial

The reservoirs are released into Buffalo Bayou. Roughly 10,000 downstream homes and businesses are affected. Memorial Thicket, Woodland Hollow, and neighborhoods across the Energy Corridor take on water days after the storm passed, and most had never flooded before.

The months after

Rebuilds at emergency speed

Thousands of West Houston homes are dried and rebuilt at once, by crews working through a citywide emergency. Drying depth varied enormously. Wall cavities and subfloors that never fully dried can still support active growth today.

Every summer since

Humidity keeps the conditions alive

Gulf humidity, mature tree cover holding shade and moisture against the structure, and AC systems running long cycles against high dew points. Memorial does not need a new flood to grow new mold.

“My house isn’t in a flood zone.” For much of Memorial, that was true right up until the reservoirs were released. Flood maps describe rainfall risk. They do not describe what happens when a flood-control reservoir upstream has to be emptied into the bayou running past your street.

How It Works

Our Memorial Mold Inspection Process

Every inspection follows the same four steps, whether it is a pre-purchase check in the Memorial Villages or a musty smell you cannot place.

01

Full Visual Inspection

Identify Visible Mold & Its Source

A thorough walk-through of the property: walls, ceilings, floors, HVAC, attic, and any prior repair work, looking for visible growth, water staining, and the conditions that create moisture.

02

Humidity & Moisture Check

Detect Hidden Moisture Issues

We measure relative humidity, surface moisture, and dew point throughout the property using calibrated moisture meters, a hygrometer, a thermal imaging camera, and a borescope for wall cavities.

03

Sample Collection

Swab or air sampling

Air, surface, swab, or tape-lift samples, each compared against an outdoor control. Every sample is analyzed by EMSL Analytical, an AIHA-LAP (EMLAP) accredited independent laboratory.

When Memorial Homeowners Call Us

You do not need visible mold to need an inspection. If more than one of these is true, testing is worth doing before it becomes a remediation question.

A musty smell that will not leaveUsually coming from a space nobody looks at: a wall cavity, under a cabinet, or the return side of the HVAC.

Why Memorial Chooses Us

Four Things Other Mold Companies Won't Show You

$550 flat

The price is on the page

One flat fee for a standard inspection, published right here. No quote games, no per-sample surprises, no "free inspection" that turns into a remediation pitch.

MAC1839

A named, licensed assessor

Your inspection is performed under licensed Mold Assessment Consultant Ran Bozaglo (MAC1839), operating under Company License ACO1245 with 9 years of independent assessment across greater Houston. Verify both with the TDLR before you book. We encourage it.

EMSL Lab

An accredited lab you can look up

Samples go to EMSL Analytical, AIHA-LAP accredited, not read on a tailgate by someone with cleanup to sell. Species, spore counts, and toxicity come from the lab, not from us.

0 upsells

Assessment-only, by design

We never bid on remediation. A clean result is just as good for us as a failing one, which is exactly why our reports are trusted by agents, insurers, and attorneys.

The only thing we sell you is the answer.

Keep mold from stalling your Memorial closing.

A Texas option period moves fast, and a 2017 water event in the disclosure is enough to freeze a deal. An independent, lab-backed report moves the conversation from rumor to record before the clock runs out.

The Independence Rule

Mold Remediation in Memorial: Why We Don't Do It

Texas requires the licensed mold assessor and the licensed remediator to be different companies. This is the part most homeowners do not know, and it is the single most useful thing on this page.

The conflict the rule exists to prevent

Most mold companies in Houston do both jobs. The same business tells you how much mold you have and then bids to remove it.

That company profits when the number is high. It profits again when the cleanup is large. Nothing about the report is neutral, and the homeowner has no way to check it.

It is also why so many free mold inspections exist. The inspection costs nothing because it is a sales visit.

Where Mold Testing Houston sits

We have been assessment-only since 2017 and have never held a remediation contract. There is no version of your report that pays us better.

If your home is clean, the report says so and we are done. If it is not, you get a written scope of work you can hand to any licensed remediator in Memorial.

Clearance testing afterward comes from the same independent position, verifying the work against the protocol rather than the contractor’s word.

Texas law, not company policy. Once contamination passes 25 contiguous square feet, the Texas Department of Licensing and Regulation requires that the company assessing the mold and the company remediating it be separate businesses. More on who should conduct a mold inspection.

Frequently Asked

Questions Memorial homeowners ask before booking

Quick answers to the most common questions from Memorial homeowners and agents.

Yes, and for a reason specific to this area. Memorial sits downstream of the Addicks and Barker reservoirs along Buffalo Bayou, so homes here take on water in ways the flood maps do not predict. Mature tree cover and Gulf humidity then slow the drying that follows.

Many Memorial homes did not flood during the storm. They flooded on August 28, 2017, when the Army Corps released the reservoirs into Buffalo Bayou, and most of those homes had never flooded before. If your home took on water at any point that week, the drying that followed is worth verifying.

The reservoir releases affected roughly 10,000 downstream homes and businesses, and the rebuilds happened across West Houston at emergency speed all at once. Drying depth varied widely. Wall cavities and subfloors that were never fully dried can still support active growth years later.

$550 flat fee for a standard mold inspection, covering the on-site assessment, EMSL lab analysis, and the written report, valid up to 2,500 sq ft. Mold remediation protocols start at $750 and scale by areas and samples. See the full mold testing cost breakdown.

Most inspections take 60 to 90 minutes on site. Samples go to EMSL Analytical, an AIHA-LAP accredited lab, and your written report is delivered within one business day. A Friday inspection means Monday results.

We cover the Memorial area including the Memorial Villages, Memorial Thicket, Memorial Bend, Nottingham Forest, Wilchester, Frostwood, Thornwood, the Energy Corridor, and Memorial City.

No. Under Texas law, mold assessment and mold remediation must be performed by separate companies once contamination passes 25 contiguous square feet, and the TDLR enforces it. We are assessment-only by design, which is exactly why our reports carry no sales agenda.
