WHY AUSTIN HOMES NEED MOLD INSPECTIONS

Austin's humid subtropical climate creates
year-round mold risk

Austin sits in a humid subtropical zone with relative humidity between 60 and 80 percent from April through October. The city receives roughly 34 inches of rain annually, with May and October as the wettest months. This combination of heat, moisture, and heavy seasonal storms gives mold spores everything they need to colonize drywall, wood framing, and HVAC systems within 24 to 48 hours of sustained moisture exposure.

Flash flood zones

Homes near Shoal Creek, Onion Creek, and the Colorado River corridor face elevated mold risk after every major storm. Floodplain properties need post-event inspections even when water damage isn't visible.

Slab leaks

Austin's expansive clay soils pressure underground plumbing, causing slow slab leaks that can feed hidden mold for months. Unexplained water bill increases or warm spots on floors are common warning signs.

AC condensation

Temperature differentials between cooled interior surfaces and humid outdoor air create condensation inside wall cavities. AC-related mold often hides behind drywall near vents and registers.

Cedar elm gutter rot

Cedar elms drop leaves twice yearly across Austin, clogging gutters and rotting fascia boards. This is one of the most common but overlooked sources of attic mold in Central Texas homes.

FAQ

Mold Inspection

What a mold inspection actually involves, who should do it, how long it takes, and what to expect when an inspector walks your Houston property. Start here if you suspect mold but haven't booked an inspection yet.

Yes. Our TDLR license (ACO1245) authorizes mold inspections across all of Texas, including the Austin metro and Travis County. Austin Code Compliance does not regulate mold inspectors. The Texas Department of Licensing and Regulation does. You can verify our license on the TDLR website.

We serve the entire Austin metro and Hill Country region including Austin, Round Rock, Cedar Park, Pflugerville, Georgetown, Leander, Buda, Kyle, San Marcos, Bee Cave, Lakeway, and Hutto. Same-day appointments are often available throughout our service area.

A typical residential mold inspection takes 60-90 minutes on-site, depending on property size. We then send samples to an AIHA-accredited laboratory and deliver your full report within 24 hours of analysis. Properties over 2,500 square feet may take longer; we provide custom quotes for larger inspections.

No. Under Texas law, mold inspection and mold remediation must be performed by separate companies. A licensed mold testing company is not allowed to perform remediation, and remediation companies are not allowed to conduct mold testing on the same project.

This legal separation is designed to prevent conflicts of interest and ensure homeowners receive honest, unbiased inspection results.

Same-day appointments are often available. For non-urgent inspections, most Austin-area appointments are scheduled within 1-2 business days of booking. You can book online or call (832) 838-9387.

Yes. All samples are analyzed by an independent, state-licensed laboratory that is AIHA-accredited, ensuring accurate and reliable results. We don't operate our own lab, which removes any incentive to bias findings.
