- Moisture mapping, roughly 20 to 30 minutes. Moisture meters, a thermal imaging camera, a hygrometer, and a borescope measure surface moisture, humidity, and dew point. A borescope lets the inspector look inside a wall cavity without opening it up.
- Sampling, roughly 20 to 30 minutes. Air sampling pulls a measured volume of air through a collection cassette. Surface swabs or tape lifts capture any visible growth. Every air sample pairs with an outdoor control taken the same day.

The mistake to avoid: do not clean the mold before the inspection. Wiping down a visible patch removes the very thing the inspector needs to sample, and it does nothing about the moisture underneath. Leave it exactly as it is.
Why a Texas Mold Inspection Can Mean Two Appointments

The Texas Department of Licensing and Regulation defines mold assessment as inspecting a structure and developing the remediation plan, while mold remediation covers the actual removal and cleaning. One company cannot do both jobs on the same project.
